Welcome to Anroach Farm House in the Peak District National Park. The whole house plus holiday lets sleeps 20 people. We will rent the whole lot to you so you have exclusive use.

The Farm House is only available for a select number of weeks over the school holidays. This is a wonderful place to stay as a multiple generations of a family or as a group of friends. As you can spend time together, but also have space to have some peace and quiet if required.

The property sleeps 20 (10 in the main farm house and 10 in the holiday lets).

The main farm house has:

- 4 bedrooms (1 double, 2 King and 1 Super King)
- 2.5 bathrooms (both with showers, there is no bath)
- Living Room
- Snug with double sofa bed
- Large Kitchen Diner that can seat 14
- Utility room with washing machine

Plus the 5 self contained holiday let rooms, each with their own kitchenette and ensuite bathroom. You can see pictures and description of these rooms here.

You will have use of the 2 fields, we have played many a game of rounders on them. Access onto the Ann Roach behind the house, which has fantastic 360 degree views of the Peak District. You can see The Roaches and Hen Cloud from there. There are footpaths to the Roaches, Luds Church, Buxton, etc.

There is also a large garden attached to the house which has seating and a charcoal BBQ. Please bring your own charcoal, matches and firelighters. The BBQ cannot be used in any other area.

Bath towels and hand towels are provided for all guests.

The kitchen is fully stocked with all the crockery, cutlery, glasses, cafetières and cooking dishes and utensils that you need. There will also be tea towels, cloths, washing up liquid, hand soap and a couple of dishwasher tablets.

The house sits at the base of Ann Roche rocks and has 14 acres in total for you to explore.

To do our bit for the environment we made a decision to stop supplying mini plastic toiletry bottles.

There are facilities for recycling.

There are wardrobes and drawers in most of the bedrooms.

There is a TV with FreeSat TV and inbuilt DVD player in each of the holiday let rooms. There is a TV in the lounge and snug.

The lounge and kitchen diner both have log burning stoves, please bring your own logs, coal, matches and firelighters. Logs to get you going will be provided.

The lounge has enough comfortable seating for 6 but we have managed to squeeze in 12 for an evening of games by the wood burning stove.

The heating is set to come on during the day and evening and should be sufficient. The wood burning stoves are a lovely treat and you should decide before arrival who will be the 'master of the stoves'.

The farmhouse is our home and has some wonderful memories and we hope that if you choose to stay here you will create some wonderful magical memories to treasure.

Children and babies are welcome, under strict parental supervision, as the property has stone floors and rocks to climb.

Due to fire regulations candles are not allowed in the property.

There is free WIFI but Mobile reception is patchy, which is great if you want to get away from it all!

There is an Iron and Ironing board & clothes airer.

Check in from 16:00 and check out is at 10:00. This is self check in, so you will be sent a key box code.

There is enough parking for 10 cars, maybe a couple more at a squeeze!

We have worked hard to be a sustainable property and use solar panels to heat the holiday lets and a ground source heat pump to heat the house. We also collect rain water and do our laundry using it.

As we are remote we extract our own water and purify it on site, this is quality tested by the Council every year. We also have a septic tank.

We are only human and occasionally do miss things and we want you to the best time possible at Anroach Farm so please do let us know if something is missing.

Although we are close to Buxton and Leek we are quite rural and when there is adverse weather the side roads are not treated so please do drive carefully when we have had bad weather.

Taxis do come out to the farm from Buxton but you must pre-book and they cost around £20 per trip.
If you book a round trip with the taxi at time of booking they may offer you a reduced rate.

In summary:

- 30% deposit is required at time of booking confirmation (unless your stay is within 31 days, then the total amount will be requested).
- Final payment is due 10 weeks prior to check in date.
- A returnable £500 Security Bond is due with the final payment.
- Children are welcome, but must be under parent supervision at all times. As the property has stone floors and rocks to climb!
- Pets are not allowed.
- Stag & Hen do's and similar events are not allowed.
- No additional guests are allowed on site, except for the people staying within the property.

We (Sophia & Steve) may be on site maintaining the property or using the barn, but we will be discrete and will not enter the main property unless required to do so.

There are 2 farm cats (Henry & Grey) that live in the barn, they will not come into the house unless you let them in!

We recommend that you get travel insurance, as we will not refund you or transfer your booking to another date if your personal circumstances change or you are unable to get here for any reason.
